I only have one small building. Am I too small for you?
No — small buildings are specifically what this service is for. We regularly work on single duplexes, triplexes, and fourplexes for individual owners. If the job fits in our schedule, we’ll take it; if we can’t do it justice, we’ll tell you and point you to someone who can.
Can you work around my existing tenants?
That’s the majority of what we do. We schedule loud work for agreed hours, clean the common areas every evening, and keep a single crew lead as the tenant-facing contact. We also carry the right insurance and WCB coverage so your building and tenants are protected.
How fast can you turn over a suite between tenants?
Most light turnovers — paint, patch, flooring, appliance swap — fit in 5–10 working days. A full kitchen or bathroom refresh is usually 2–4 weeks. Tell us the lease-end date on day one and we’ll commit to a finish date before we write the quote.
Do you handle secondary suites and backyard suites?
Yes — and we handle the permits too. We’ll handle everything, including egress windows, fire separation, mechanical, and independent entrances. We’ll tell you on the first walkthrough whether a basement can be legally permitted under your municipality’s bylaws.
How is pricing structured?
Fixed-price, line-item quotes before work starts. Repeatable scopes across your portfolio (same kitchen spec, same paint package) get a unit rate so you can forecast. Changes are written up and signed before work proceeds — never retroactively.
What's your warranty?
12 months on all workmanship, pass-through on manufacturer warranties for appliances and materials. If a tenant calls you with an issue in that window, call us — we’ll deal with them directly so you don’t have to coordinate.
